Eaton Electric’s Development Project – a state of the art Production Facility

Eaton’s development project emphasizes modern and automated technology, as well as responsible construction.

DEAS’s experts Asset Manager Kimmo Korpela, and Head of Transactions Finland Henrik Eskolin shared their insights about the property development project carried out for Eaton Electric Oy in Vantaa. Additionally, Eaton’s Plant Manager Petri Koskinen and Project Manager Antti Lipiäinen discussed their user experiences in the new facilities.

According to the interviewees, successful property development projects require seamless collaboration between the property developer and owner, space users, and contractors. This ensures that the developed space meets agreed-upon standards, functions as planned, and is completed within the specified timeline and budget. From an investor’s perspective, it’s important to find a long-term tenant with whom a strong and deep partnership can be established, offering the tenant a space located in an area which supports the tenant’s business in the long term. Additionally, space expansion possibilities are often crucial for growing companies.

Eaton’s Development Project – Where It All Began

American company Eaton Electric, known for its intelligent power management solutions, including UPS systems, had a new headquarters and production facility built in Riistakuja, Vantaa, near Helsinki Airport. The project was executed as a turnkey contract, with construction beginning in June 2022 by contractor Jatke Toimitilat Oy. The investor was a fund managed by Aberdeen Standard Investments’ (now abrdn), which retained long-term ownership of the property. DEAS Asset Management, part of the Danish DEAS Group, represented the client in the project.

The new building is approximately 16,500 square meters and combines functions that were previously spread across multiple locations under one roof. The new building includes Eaton’s Finnish headquarters, development and research activities, production, warehouses, sales, and service. The project was completed and handed over to Eaton in September 2023.

Responsible Construction

Sustainability plays a significant role in today’s real estate projects, and the importance of environmental considerations is expected to grow further.

– As a starting point, all our new construction projects are environmentally certified, either through LEED or BREEAM certification. These certifications measure the project’s environmental impact and factors such as energy efficiency. Environmental aspects are highly relevant to space occupiers, property owners, and financiers, explained Kimmo Korpela, who represented the client in the project.

– For the Eaton project, the goal was to achieve a BREEAM Excellent-level environmental certification, Korpela continues. As of this writing, the certification process is in its final stages, and we anticipate receiving the certificate in late summer 2024. To support the certification, the primary heating method chosen for the property is environmentally friendly geothermal energy. In addition, the tenant is planning installing asolar power plant on the roof of the property in the near future, summarized Korpela
